What is an EPC?
An Energy Performance Certificate (EPC) is an essential document that shows the energy efficiency of a building. The certificate rates a building's energy efficiency from A to G, with A (or A+ for non-domestic properties) being the most energy-efficient, resulting in lower fuel costs and reduced carbon dioxide emissions.

An EPC is a legal requirement when a building is being constructed, sold, or leased, and it's important to note that it must be in place and valid. The purpose of an EPC is to provide prospective tenants or buyers with information about the energy efficiency of the property they are considering.

The implementation of EPCs was phased in, and it became a legal requirement for all properties by autumn 2008. An EPC is valid for ten years, after which a new assessment is required. How long will my EPC be valid for?An EPC is valid for 10 years and can be used multiple times during this period. The EPC will expire after 10 years and a new EPC (valid for the next 10 years) should be produced if the property is marketed for sale or rent at that time.

How long does the process take?We aim to allocate one of our assessors to your survey within 20 minutes of you getting in touch. Depending on your preferences and availability, the assessor will conduct a site visit to inspect your property, which typically takes between 15 to 45 minutes to complete the necessary checks. Once payment has been cleared, we will promptly issue your certificate to you.

What is an EICR?An EICR, which stands for 'Electrical Installation Condition Report', was previously known as 'Fixed Wire Testing'. It is a safety inspection of electrical installations performed by a skilled professional to ensure that they do not pose any risk of fire or electric shocks. The necessity of an EICR inspection depends on the type of building in question. While some buildings require EICR inspections, others do not. For instance, EICR inspections are mandatory for rental properties and HMOs in England, Scotland, and Wales to protect tenants and their belongings. However, for commercial buildings such as shops, factories, or offices, an EICR inspection is not a legal requirement.

The process of a Commercial EPC?A qualified Non-Domestic Energy Assessor is responsible for conducting the EPC survey, which usually takes 1-2 hours, depending on the building's complexity. To produce an Energy Performance Certificate, the energy assessor will require certain information, such as the building's occupancy status, the size and usage of each zone, heating and ventilation systems, lighting and controls, construction details, and the number of EPCs required. Additionally, for new builds or extensions, the Part L documentation with u-values confirmation will be needed. Once the EPC survey is completed, the energy performance of the building will be calculated, and an EPC Certificate will be issued. This certificate will be registered with the government within 24-48 hours of the assessor's departure from the site. A copy of the certificate will also be sent to you via email, and it will include recommendations on how to improve your Commercial EPC rating.
